The Orchestra That Never Rehearsed Together. Why the property industry needs a shared score - and a few more Mavericks.

Imagine an orchestra assembled from some of the finest musicians in the country for a prestigious concert. Each section has been recruited separately, with its own rehearsal facilities, conductor and schedule. Every musician is exceptionally talented, and the organisers have invested heavily in ensuring each section delivers an outstanding performance.
There is just one problem. In an effort to save time and money, the organisers have decided that bringing the entire orchestra together for rehearsals is unnecessary. After all, these are experienced professionals who know their instruments, have received their sheet music and are perfectly capable of preparing their individual contributions.
Each section rehearses diligently, occasionally exchanging updates with the organisers. But nobody has scheduled a full rehearsal, and the conductor has never heard the entire orchestra play together. The first time everybody meets is on the night of the concert.
Predictably, the performance begins to unravel. Some musicians have received changes that others know nothing about, cues are missed and sections discover that their carefully rehearsed contributions don't quite fit together. The conductor spends more time trying to establish what everybody is doing than conducting, while the audience wonders how so much individual talent can produce such a disappointing performance.
The organisers respond by demanding more progress reports, appointing additional people to chase the musicians and investing in better rehearsal equipment. Yet nobody questions the original decision that made the performance so unnecessarily difficult.

Britain's property industry operates in much the same way. We have exceptionally capable professionals, each supported by specialist technology, established processes and considerable expertise. But we have organised the home-moving journey around separate businesses, each concentrating on its own responsibilities, with no consistently shared view of the entire transaction.
The professionals do communicate, of course, but much of that communication involves chasing information, establishing what others have completed and discovering problems that could have been identified considerably earlier. Buyers and sellers frequently become the messengers between them, while delays and failed transactions carry substantial financial consequences for everyone involved. We have invested enormously in improving the individual sections without giving comparable attention to how the whole orchestra performs together.
